What is the Condition of the Real Estate Market in RI?

Not unlike any other state, Rhode Island real estate has been in a state of frenzy. Prices of homes and condominiums have risen dramatically. Last year the median price of a home was $225,000 and now it is at $259.000 and condominiums are in the range of $189,000 to over $300,000. The median is a typical market price where half of the homes sold for more and half sold for less. Prices in the Rhode Island area had not had a rise that significant since 1980.

Last year, Rhode Island had the third highest rate of appreciation when compared to all other states, with a 97.6 appreciation rate over the last five years.

Major Real Estate Markets in Rhode Island

Making the decision of which area you want to live in can often be the most crucial and the most difficult. All areas of Rhode Island offer something unique that gives them identity and value. One community may be desirable because of its easy access to downtown employment while another may be desirable because of its recreational opportunities and the cost of living.

The following are some of the communities in Rhode Island, their attributes and median home prices:

• Providence - MSN named Providence has one of its top ten places in America to live. It has been called the “most improved city” in the nation. Providence has been named among the top 50 places in the country for business and careers. Providence has the highest number of skilled workers per square mile of any state and prime development site. Providence provides quite a diversity of home styles from Federal, Italian Renaissance, Queen Anne, Colonial, and Georgian Revival to the up to date homes with white picket fences and swimming pools. There are also cottages, bungalows, townhouses, and condominiums available in Providence. Many downtown factories are converting lofts into living spaces. Explore several neighborhoods to match your housing tastes with affordable prices. In some areas, high demand limits bargaining, and homes sell within days or even hours, close to asking prices. The median price of a home in Providence last year was $191,000.
• North Providence – North Providence is the closest city to Providence and many people desire to live there because of the jobs, nightlife, restaurants, and shopping available. In North Providence you have the advantage of living in a suburb outside of Providence and still having easy access to Providence. The median price of a home in North Providence last year was $246,050.
• Newport – Newport offers a diverse market ranging from condominiums in the Fifth Ward, cottages on Bellevue Avenue, multi-family homes off Broadway, to estates on Ocean Road. The real estate market has been quite strong in Newport in all types and prices of properties. Newport has a rich history that extends back more than three centuries. The total land area of Newport is only 11 square miles with 3.3 of that area being inland water area. However, Newport has fit a lot into that area, from the International Tennis Hall of Fame, Gilded Age Mansions, nightlife, jazz festivals, restaurants, shopping, and boating. The median price of a home last year in Newport was $425,000.
• Middletown – Located on historic Aquidneck Island, Middletown gets its name because it is between Newport and Portsmouth. Middletown is surrounded by the Narragansett Bay, Sakonnet River, and the Rhode Island Sound. If you are looking for an area for industrial development, Middletown has excellent land available, some of which overlooks the Atlantic Ocean. Middletown is a seaside community with the advantage of having easy access to the larger cities. Home to the Second and Third Beaches, Sachuest Point Wildlife Sanctuary, and the Norman Bird Sanctuary, this is a typical New England community full of boating, surfing, and fishing opportunities. Homes have been coming down in price but sell very quickly because it is a great opportunity to own a home by the water. The median price of a home in Middletown last yar was $342,500.
• Portsmouth – Portsmouth is the largest town on Aquidneck Island, just four miles north of Newport and 22 miles east of Providence. Portsmouth is a community of highly skilled and educated citizens. Probably because of its 56 miles of shoreline, Portsmouth has been called one of the most beautiful towns in New England. Portsmouth is home to many marinas, golf courses, and antique shops. The median price of a home in Portsmouth last year was $280,000.
• Warwick – Warwick is the second largest city in Rhode Island and is made up of over 30 villages. Warwick offers many recreational opportunities such as historic walking tours, parks, golf, annual festivals, salt water beaches, lighthouses, marinas, and the state’s two largest shopping malls. There are also many educational and cultural opportunities in Warwick. The median price of a home in Warwick last year was $234,000.

Rhode Island Overview

Can you imagine driving from one end of a state to the other in just 45 minutes? In the state of Rhode Island, which is the smallest state in the United States, it is possible to drive through the entire state in 45 minutes. With an area of just 1,214 square miles, its distance north to south is 48 miles and 37 miles east to west. However, it offers over 400 miles of coastline with the heart of Rhode Island being the beautiful Narragansett Bay. Rhode Island is bordered on the north and east by Massachusetts, on the west by Connecticut, and the magnificent Atlantic Ocean is on the south.

It may be the smallest state but it has the longest official name which is Rhode Island and Providence Plantations. Rhode Island is part of the New England region and was the first of the 13 original American colonies to declare independence from Great Britain. It was the last of the 13 colonies to become a state, doing so only after being threatened that its exports would be taxed as a foreign nation. Rhode Island was heavily involved in slave trade during the post-revolution area, but in 1774 was the first state to pass laws against slavery.

The capital of Rhode Island is Providence. The Democratic Party has dominated the local politics since the great depression and consistently votes democratic in presidential elections. The state nickname for Rhode Island is the ocean state. The state bird is the Rhode Island Red Hen, and the state flower is the violet.

Rhode Island is one of the sailing capitals of the world. It is considered an outdoor lover’s paradise in the summertime with more than 100 beautiful beaches, fresh and saltwater fishing, old fashioned clambakes, surfing, and music festivals.

Economy

Rhode Island’s largest industry is health services. Hospitals and personal care services are the largest employers in the state. Amgen, one of the more prominent biopharmaceutical companies worldwide, has invested over $1.5 billion in Rhode Island and employs more than 1,300 people.

Tourism is the second largest and fastest growing industry in Rhode Island. Visitors to Rhode Island contribute over two million dollars to travel and tourism annually. Tourism provides over 39,000 jobs in the state of Rhode Island.

Known as the birthplace of the American Industrial Revolution, manufacturing is the third largest industry. The state’s first mill was set up in the city of Pawtucket, in 1790. At one time, Rhode Island was one of the leaders in the textile industry but that has changed in recent years. Many of the abandoned textile factories have been converted into offices, housing for artist, and housing for the elderly. Rhode Island is a manufacturer of jewelry, fabricated metal products, electric equipment, machinery, shipbuilding and boatbuilding. Rhode Island is home to the headquarters of CVS, Hasbro, and Tiffany’s.

Farming contributes $100 million a year to the economy of Rhode Island and provides high quality home grown produce to the local consumers. Commercial fishing is a big business in Rhode Island generating more than $3 billion in related economic activities a year.

The Naval War College and Naval Undersea Warfare Center is located in Newport and Middletown, Rhode Island.
Culture

Rhode Island has a unique culture that is even different from the other New England states. The accent with which Rhode Islanders speak has been compared to a cross between New York and Boston accents. There are a large percentage of Italian and Portuguese residents which contributes to the excellent specialty restaurants in the state. Because of the Italian, Irish, and French Canadian influences in Rhode Island, the state has the highest percentage of people of the Catholic faith in the nation.

People from Rhode Island are fascinated with coffee and have a coffee shop on almost every corner. Coffee ice cream is a top seller in Rhode Island and the official state drink is coffee milk.

The state was known for their organized crime activity from the 1950s to the 1990s. The Patriarca crime family’s headquarters were located in the city of Providence. Organized crime has significantly diminished in the last 20 years but Rhode Island’s residents still suffer from the stigma of the organized crime activity that was a part of their state for decades.

Climate

The location of Rhode Island on the New England coastline brings cold temperatures and precipitation mostly in the form of rain to the state. The Narragansett Bay and the Atlantic Ocean also play a part in determining the weather in Rhode Island.

The average temperature is around 50 degrees. January and February are the coldest months of the year with temperatures averaging a mere 29 degrees. July and August are the warmest months with temperatures close to 72 degrees. However, the sea breezes help to cool down those hot summer days. Late November until the end of March often bring freezing temperatures and both rain and snow. 42 inches for both rain and snow is the average, but it can vary from 25 to 65 inches.
Cities and Towns

Located in the southeastern corner of New England, Rhode Island consists of 39 cities and towns and five counties. Rhode Island offers it all, urban areas such as Providence, suburbs such as Portsmouth, seaside communities such as Newport, and many rural areas.

The following is a brief look at some of the cities and towns in Rhode Island:

• Providence – The third largest city in New England, Providence was founded in 1635 by Roger Williams as a refuge from the Puritans of Massachusetts Bay Colony. Providence, the capital of Rhode Island, is home to Brown University, the Rhode Island School of Design, and Johnson and Wales University Culinary Institute. Providence is well known for its historic and cultural attractions such as the Mile of History, Federal Hill, and Little Italy.
• Newport – Located thirty miles south of Providence, Newport is called the City by the Bay. The city was founded in 1639 as a commercial seaport. Many colonial landmarks have been preserved and you will find Newport still has a colonial feel to it. With a hundred years of America’s Cup yacht racing taking place in Newport, it has become known as the Sailing Capital of America. You will find beautiful beaches, waterfront shops, restaurants, and activities in Newport. The country’s leading socialites summered in Newport at one time. Many of those summer cottages are open for public touring as well as many of the Gilded Age mansions which were at one time home to the likes of the Vanderbilt’s and the Astor’s. Newport has year-round festivals such as the Jazz Festival, and Harvest-by-the-Sea. Newport is also home to the International Tennis Hall of Fame and Museum where some of the greatest tennis players of all times have played and are enshrined.
• Bristol - A beautiful waterfront town surrounded by Mount Hope Bay and the Narragansett Bay.
