Perhaps the first thing to consider when choosing a house plan is the lot upon which you will be building. Flat lots are the easiest to build on, and the least expensive as well. Sloping lots tend to be more aesthetically interesting, however. A sloped lot allows you to include a daylight basement or place your garage underneath the house.

Narrow lots require building at least two stories to reach a certain amount of square footage, while wider, more spacious lots can allow you to consider more sprawling, one-story house plans. Taking into account the view is important as well. If you have a scenic view on one side of the lot, you will want to choose a house plan that allows you to maximize it. If one side of your lot is more private than the other, you will want your house plan to take advantage of that as well.

You will also want to consider how much of the lot you want as yard space. If you would like the largest yard possible, you can build a two-story home with a tall, narrow shape. If yard space isn't important to you, you can choose a home with more square footage on the bottom level.
