         <description><![CDATA[<p>The largest city in Delaware and home to nearly 72,700 residents, Wilmington has its own cultural and historic distinctiveness. It has a number of places to be including the Grand Opera House, the Brandywine Zoo the Hagley Museum and Library, among many others. The Delaware Center for the Contemporary Arts, among several others, boasts a number of fine exhibitions. Wilmington even boasts the Massage Center, which certainly might be the best in three counties. The average rent in Wilmington is around $500 a month, and the average mortgage payment and home expenses is around $940 a month. Wilmington is actually one of the less expensive larger cities to live in the First State, and the amount of attractions, both in the Metro area and in the surrounding developments are numerous.</p>]]></description>

         <title>The Market in Delaware</title>
         <description><![CDATA[<div>Cost of living in any city is calculated using a variety of indices. Housing includes the means necessary to purchase, rent or maintain a house or an apartment, while the cost of food is calculated by what a standard weekly or monthly grocery budget is in the town one is moving to. The cost of utilities is taken into account, including electricity, gas and telephone, and any other standard bills that accompany renting or buying a home. The cost of healthcare is also factored in, as well as transportation expenses such as auto insurance, fuel for vehicles and the maintenance and repair of those vehicles. Miscellaneous other factors are also associated with cost of living, and these play a role in a particular city&rsquo;s score. <br /><br />When looking for a place to rent, look for the most centrally convenient community possible within budget. Look for a community that is close to public transportation, or that has a shuttle that takes residents to public transportation. Also look for the community that gives the most amenities for the dollar. The local law enforcement office can provide statistics reports for crime in a particular area, so use this resource as well. Go to visit the communities themselves, and don&rsquo;t put a deposit on the same day you visit. Be cautious about specials, and if possible see the unit that you&rsquo;d actually be getting. Watch for water damage, which can lead to mold problems. Trust your gut. If it doesn&rsquo;t look or feel right, go on to the next thing on the list. Compare and shop around. The internet is an invaluable resource for getting information on homes and communities. Use it. <br /><br />If you prefer to rent a house rather than an apartment, look in a more residential part of town. Dover is a smaller city, so the commute isn&rsquo;t as bad as in some places. Do know what the commute is likely to be, and be cautious about the commute though. </div>
<div><br />As with any place, the cost to rent apartments, houses, and condominiums varies. If at all possible, see what you&rsquo;re getting before you put money down. Ask how quickly maintenance fixes the problems when they get a call. Find out what all the fees are beforehand, so you aren&rsquo;t faced with any surprises. If you have pets, ask that as your first or second question. Many communities are pet friendly, but some breeds are restricted. It is always better to know beforehand; here again, the internet is an invaluable resource that can save time and money. <br /></div>]]></description>

         <title>Moving to Delaware</title>
         <description><![CDATA[<div>The internet has become the easiest way to find real estate in any town, and the cities of Delaware are no exception. Whether one intends to rent or buy, and whether the real estate desired is an apartment, a condominium, or a house, Dover, Newark, Wilmington and the other municipalities of Delaware have plenty of opportunity in each of these areas. As with any major purchase a budget is absolutely necessary, as is a great deal of personal research and forethought. One might also wish to employ the services of an agent when making such a decision... and it almost goes without saying that a decision never ought to be made immediately. Make a list of places you want to visit that are within your budget for the neighborhood you&rsquo;ve selected, and shop around. </div>
<div><br />If at all possible, avoid moving during the peak season of the year. Summertime is usually a hectic and busy time in the real estate industry, and prices can increase by as much as twenty percent during these times. Choose a time that is &lsquo;off peak&rsquo;. To know when this time is requires observation and forethought for a particular area, but it is a general rule of thumb that holidays and summer are busy, busy times. Try not to move on a weekend or at either end of the month. Make sure the movers give you an accurate quote and ensure that each party knows what is expected of the other. </div>
<div><br />There are dozens of small things to do before, during and after a move. The car will need new tags, drivers will need different insurance and licenses, addresses will need to be changed and the appropriate parties will need to be registered to vote. Banking information and bills will need to be forwarded to the new address too, and the convenience of the internet is available to help with this. Many companies offer online bill management, and banks such as Wachovia offer bill payment through their website, even to individual people. All you need is a name, address, and phone number, which you can input into the system. <br /></div>]]></description>

         <title>Things to See in Delaware</title>
         <description><![CDATA[<div>Aspendale, Kenton, DE <br />A small late-18th century plantation, with little-changed dependencies, lanes, and field divisions. The main house exemplifies the moderately-sized Georgian brick farmhouse and the persistence of Early Georgian architectural traditions in colonial Delaware. A frame wing may predate the main brick portion of the house. Private residence. </div>
<div><br />Broom, Jacob House: Montchanon, DE <br />Broom, a signer of the U.S. Constitution, served in the Delaware legislature and attended the Annapolis Convention (1786). He lived in this house from 1795 to 1802. Broom also was a pioneer industrialist who established the first cotton mill on the Brandywine in 1795. The house is not open to the public. </div>
<div><br />Corbit-Sharp House: Odessa, DE <br />The house, erected in 1772-4, is one of the great late Georgian houses in Delaware and the Middle Colonies. It illustrates the architectural influence of a major town on smaller towns in its region. The gardens were designed in 1932 by Marian Cruger Coffin. </div>
<div><br />John Dickenson House: Dover, DE <br />Dickenson served in the Delaware and Pennsylvania legislatures and was a member of the Stamp Act Congress, the First and Second Continental Congresses and the Constitutional Convention. His political writings, which include &lsquo;The Letters of a Pennsylvania Farmer&rsquo;, earned him the title &lsquo;Penman of the Revolution&rsquo;. <br />The site was recently restored. </div>
<div><br />Eleutherian Mills Wilmington, DE <br />Site of the 1802 works that revolutionized powder manufacturing and became the E.I DuPont industry. The site includes DuPont&rsquo;s residence, offices and mills. </div>
<div><br />Fort Christina: Wilmington, DE <br />The fort was the site of the first Swedish military outpost, circa 1638 in the Delaware Valley, which became the center of the first Swedish settlement in North America and its trading and commercial center. It fell into disrepair after the English conquest in 1664 and except for a few rocks jutting into the river, which served as a landing site, the last vestiges of the fort have disappeared. </div>
<div><br />Lombardy Hall, Wilmington, DE <br />From 1793 to 1812, this place served as the home of Gunning Bedford, Jr., a delegate from Delaware to the Continental Congress and the Annapolis Convention, and a signer of the U.S. Constitution in 1787. </div>
<div><br />Holy Trinity (Old Swedes) Church: Wilmington, DE <br />The oldest surviving building of a Delaware Valley Swedish congregation, the church is built on the site of the Fort Christina settlement&rsquo;s first burial ground. The church was constructed after the fall of New Sweden, but services were held in Swedish even into the eighteenth century. It has housed an Episcopal parish since 1791. </div>
<div><br />New Castle Historic District, New Castle, DE <br />New Castle was founded by Peter Stuyvesant in 1651 as the seat of the New Netherlands government, and served as the colonial capital of Delaware until 1766. The Historic District offers a broad range of architectural styles to view, which remained essentially unchanged from the 17th, 18th and 19th centuries. </div>
<div><br />New Castle Courthouse, New Castle, DE <br />The Assembly of the Three Lower Counties (Delaware) met here from 1704 until May 1777. The first State legislature under the newly framed state constitution met here on October 28, 1776. <br /></div>]]></description>

         <title>Other Things to Consider When Visiting Delaware</title>
         <description><![CDATA[<p>The Dover mall is a fine idea for tax-free shopping, and one may enjoy this venue, which has more than a hundred retail businesses. Dover Air Force base is also close by, which houses a military museum that boasts a collection of memorabilia that includes decommissioned aircraft. <br /><br />The beaches are just a short drive to the city&rsquo;s east, and the charming and lively Baltimore and DC are as close as a weekend getaway. One might also enjoy a race at Dover Downs, whether harness, stock racing, or the NASCAR variety. Altogether, Dover is a great place to live, boasting several very nice neighborhoods and a selection of real estate options for the itinerant resident. <br /><br />Delaware is known to foster one of the country&rsquo;s most business-friendly environments, for political as well as economic reasons. Thus, many of the large companies have major operations in the state. The northern part of Delaware is home to a great many banking, biotech and information technology corporations. In Dover itself, government agencies share the burden for the local economic growth with such manufacturers as Playtex Apparel, Inc. <br /><br />Between November and April, Dover Downs hosts live harness racing. Gambling is legal, so this fosters some revenue for the city as well. During other parts of the year, the Downs hosts NASCAR racing too. <br /><br />Many national credit card companies such as MBNA and Citigroup are headquartered in Delaware as well, due in large part to the efforts of Governor du Pont IV and the Financial Center Development Act. <br /><br />As for the seasonal weather in Delaware, its Atlantic location moderates some of the weather it gets. Once all is settled and ready to go, one may head out with people from the neighboring states to take advantage of the lack of sales tax in Delaware. <br /></p>]]></description>
